Re-Levelling

Our client’s cottage was in significant disrepair, built in two phases: the original structure 60 years ago, followed by an addition 40 years ago. Its close proximity to the lake resulted in a high water table just three feet below the surface. Combined with the high clay content in the soil, which shifts as moisture freezes each winter, the foundation had become unstable.

To resolve these issues, we removed the 24 existing piers and excavated four feet below the frost line. Concrete was poured to fill the holes, and forms were used to create square surface pads, topped with concrete blocks to serve as new supports. The entire structure was re-levelled, and the main support beams were reinforced for enhanced stability.

The result is a solid, levelled cottage with smooth, even floors and doors that now open and close with ease.

Scope of Work:

  • Removed 24 existing piers and excavated four feet below the frost line to prevent frost heave.

  • Poured 24 new concrete footings and used forms to create square, flat pad surfaces, topped with concrete blocks for stable support.

  • Levelled the entire cottage using jacks, eliminating uneven floors and ensuring all doors and windows open and close properly.

  • Reinforced the main support beams to improve structural integrity.

  • Cleaned the site and restored any disturbed landscaping to leave the area neat and tidy.
